The short version:
We collect your email and the property link you submit, so we can send you the report you asked for.
We track which parts of the report you read, so we can make it better.
We don't sell your data. We don't share it with advertisers. We don't send marketing emails unless you ask us to.
You can ask us to delete everything we hold about you at any time.
1. Who we are
HouseOffer is an independent property analysis tool operating at houseoffer.uk. We're a UK-based service that helps home buyers understand whether a property's asking price is fair.

2. What information we collect
When you submit a property for analysis
- Your email address — so we can send you the report
- The property URL you paste in (typically Rightmove)
- Your optional estimate of what you think the property is worth (if you provide one)
- Property details extracted from that listing — postcode, asking price, property type, number of bedrooms
When you view your report
- Engagement data — how far you scroll, how long you spend on the page, which sections you interact with, whether you click upgrade buttons
- Technical data — browser type, approximate IP-based location, device type
- Referrer — which page you came from (e.g. our email or a direct link)
We do not collect any sensitive personal data (such as health, ethnicity, or financial account details). We do not ask for your real name, phone number, or postal address.
3. Why we collect it and the legal basis
Under UK GDPR, we need a lawful basis for processing your data. Here's how that maps to what we do:
- To deliver the service you asked for (sending the report, generating the analysis) — legal basis: contract / performance of service
- To improve the product (analysing engagement patterns, fixing bugs, improving copy) — legal basis: legitimate interest
- To detect abuse or fraud (preventing duplicate submissions, blocking spam) — legal basis: legitimate interest
- To comply with legal obligations if we ever need to (e.g. responding to a court order) — legal basis: legal obligation
4. How long we keep your data
- Reports and engagement data: kept for up to 24 months, then automatically deleted
- Email addresses: kept while you remain on our list. You can remove yourself at any time by emailing us
- Aggregated, anonymised data (e.g. "X% of properties in HA6 were verdicted as overpriced") may be kept indefinitely as it can no longer identify you
5. Who we share your data with
We use a small number of trusted service providers to operate HouseOffer. Your data may be processed by:
- Render (cloud hosting, US-based) — where our application runs
- Netlify (frontend hosting, US-based) — where our landing page is served
- Resend (email delivery, US-based) — to send your report
- Google Workspace / Google Sheets (US-based, EU data residency available) — for our internal records
- HM Land Registry (UK government) — we send property postcodes to query the public Price Paid Data API
- PropertyData (UK service) — for additional property comparables
Where any of these providers are outside the UK, transfers are protected by the EU-US Data Privacy Framework, standard contractual clauses, or equivalent safeguards.
We do not sell your data to advertisers, marketers, or any other third party.
6. Cookies and tracking
HouseOffer does not currently use marketing cookies, third-party analytics, or cross-site tracking. We don't have a Facebook pixel, Google Analytics, or any advertising tags.
The only tracking we do is on the report page itself — a small script logs how you engage with the report (scroll depth, button clicks) so we can improve it. This data is tied to your report's unique ID, not to a long-lived advertising profile.
7. Your rights under UK GDPR
You have the right to:
- Access a copy of the data we hold about you
- Correct any inaccurate data
- Delete your data ("the right to be forgotten")
- Restrict how we process your data
- Object to processing based on legitimate interest
- Portability — receive a copy of your data in a machine-readable format
- Withdraw consent at any time where consent is the legal basis

If you're unhappy with how we handle your data, you have the right to complain to the UK Information Commissioner's Office (ICO) at ico.org.uk.
8. Security
We take reasonable steps to protect your data:
- All data is transmitted over HTTPS (encrypted in transit)
- Access to our internal systems is restricted and password-protected
- We don't store passwords, payment details, or sensitive financial data
No system is 100% secure, so we can't guarantee absolute security — but we follow industry-standard practices and will notify you promptly if we ever become aware of a breach affecting your data.
9. Children
HouseOffer is not intended for use by anyone under 18. We don't knowingly collect data from minors. If we discover we've collected data from someone under 18, we'll delete it.
10. Changes to this policy
If we make significant changes to this policy, we'll update the "last updated" date at the top and, where appropriate, notify you by email.
