1. What HouseOffer is

HouseOffer is a research tool that helps UK home buyers assess whether a property's asking price aligns with comparable sales and market data. You paste a property URL, we generate a report.

We use data from HM Land Registry, the ONS House Price Index, the EPC Register, and other public and commercial property data sources. We combine this with our own methodology to produce a verdict and supporting evidence.

2. Using the service

By using HouseOffer you agree:

• You're 18 or over
• You're using the service for personal, non-commercial property research (commercial use requires our written permission)
• You won't try to scrape, copy, resell, or republish our reports in bulk
• You won't deliberately submit spam, invalid URLs, or attempt to abuse the system
• The email address you provide is yours, or you have permission to use it

3. Data accuracy — our honest position

We do our best to provide accurate, up-to-date analysis, but:

• Public data sources (Land Registry, EPC, etc.) have known limitations and delays
• Property listings can change, be withdrawn, or contain errors
• Our methodology uses statistical averages and won't capture every nuance of a specific property (condition, layout, micro-location, etc.)
• Market conditions change daily

You should treat HouseOffer reports as one input among many, not as the final word on a property's value.

4. Free vs paid reports

We currently offer:

• Free reports — automatic analysis of any UK property listing, delivered instantly
• Paid reports (coming soon) — deeper analysis including recommended offer prices, comparable sales detail, and negotiation guidance

Pricing, features, and availability of paid tiers may change. When paid tiers launch, separate terms (including refund policy) will apply at the point of purchase.

5. Intellectual property

The reports we generate, our methodology, branding, and the HouseOffer name are owned by us. You may:

• Use your own report freely for personal property decisions
• Share your own report with your partner, family, advisor, or solicitor

You may not:

• Republish HouseOffer reports publicly without our permission
• Build a competing product using our reports or methodology
• Use HouseOffer to systematically scrape property data for commercial purposes

The underlying public data we cite (e.g. HM Land Registry Price Paid Data) is licensed under the Open Government Licence v3.0 and remains attributed accordingly.

6. Service availability

We try to keep HouseOffer running 24/7, but we don't guarantee uninterrupted access. We may:

• Pause the service for maintenance or upgrades
• Temporarily limit submissions if volume becomes excessive
• Disable features or property sources (e.g. if a listing site blocks our scraper)

We'll do our best to communicate planned downtime where possible.

7. Liability

To the maximum extent permitted by law:

• We're not liable for any decision you make based on a HouseOffer report
• We're not liable for indirect, consequential, or commercial losses arising from your use of the service
• Our total liability to you in any 12-month period is capped at the amount you paid us during that period (which is £0 for free reports)

Nothing in these terms excludes liability for fraud, death, personal injury, or anything that can't be excluded by UK law.

8. Termination

You can stop using HouseOffer at any time. We can suspend or terminate access for any user who breaches these terms, abuses the service, or attempts to harm other users.

9. Governing law

These terms are governed by the laws of England and Wales. Any disputes will be settled in the courts of England and Wales.

10. Changes to these terms

We may update these terms from time to time. If we make significant changes, we'll update the "last updated" date at the top. Continuing to use HouseOffer after changes means you accept the new terms.
