How accurate is the valuation range? ↓
Our range is based on real sold prices from the Land Registry and comparable property data. It's typically accurate within 3–5% for standard residential properties. We always present a range — not a single number — because honest uncertainty is more useful than false precision.
Will the estate agent know I've used HouseOffer? ↓
No. Your report is private. We don't share any information with estate agents, developers, or any third parties. Our business model is built on being entirely independent from the selling side.
What data do you use? ↓
Land Registry sold price records, EPC (Energy Performance Certificate) data, listing history from property portals, local planning data, and school catchment information. All official, open data sources.
Does it work for every property in the UK? ↓
We currently cover England and Wales where Land Registry data is available. Scotland uses a different system (Registers of Scotland) and we're working on adding coverage there.
Is it really free? What's the catch? ↓
The valuation report genuinely is free, and you don't need an account. We make money from optional deeper tiers — guidance on
what to offer and
how to negotiate — for buyers who want to go further. The free report stands on its own.
How long does a report take? ↓
Minutes. Paste a Rightmove link and an email address, and the analysis runs in real time.
Do I need to create an account? ↓
No. We ask for a property link and an email so we can send your report — that's it.
How is this different from a Zoopla or Rightmove estimate? ↓
Portal estimates lean heavily on broad postcode averages and automated models. We work from Land Registry sold prices, adjust them to today's value, and size-match comparables to the actual property — then show you
what the home is really worth as a range, not a single tidy number.
How current is your sold-price data? ↓
We use the latest available Land Registry records and adjust older sales to present-day value using the official House Price Index, so a sale from two years ago is reflected at what it would be worth now.
Can I share my report? ↓
Yes — your report has its own link you can send to a partner, family member, or anyone helping you decide.
